The Presidential Pines Story

 

Presidential Pines Cooperative originally opened in 1967 and is now a 54-home, resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed the Presidential Pines Cooperative, Inc. and started on the path to resident-ownership. Then, with the help of ROC-NH, a program of the New Hampshire Community Loan Fund and ROC USA, LLC, we purchased and took control of our community on Aug. 30, 2013.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Presidential Pines is a well-established community in Loudon, NH, perfect for those who enjoy easy access to the city and an abundance of outdoor activities. We enjoy easy access to highways like I-93, and Routes 106 and 4, allowing us to travel easily throughout the state. We are just over 10 minutes from Concord, which is full of restaurants, shops and movie theaters. During the warmer months, the Concord Farmers Market is held right next to the State House. We are an easy half-hour drive to Gilford Beach on Lake Winnipesaukee, the largest in the state that’s perfect for fishing, boating, swimming and waterskiing. Hoit Road Marsh Wildlife Conservation Area is just 10 minutes away  and has easy hiking and walking trails. Hothole Pond is a short drive away as well and has a public access ramp, great for kayaking, canoeing or boating.

There’s no shortage of events to attend in the area. Just 10-minutes away, New Hampshire Motor Speedway is home to events like NASCAR and other pro-series races throughout the year. In the summer and fall months, Bank of New Hampshire Pavilion in Gilford is the perfect place to attend outdoor concerts, and is less than 30 minutes away. Winter activities are abundant nearby including cross country skiing, downhill skiing, snowmobiling, and ice fishing. Gunstock Mountain Resort is less than 30 miles away from us and is great for year-round activities. Loudon Elementary School is just five minutes away from the cooperative.

Presidential Pines is a well-established community for people who enjoy a welcoming neighborhood in an ideal location.
